Baa Bar Ltd has an immediate requirement for a Project Manager & Administrator to work on fit-out and refurbishment projects and can start in 2 weeks’ time from 13th February 2012.    The role is based in Liverpool however projects locations may vary across the UK as we expand.   We expect to open 3-5 sites a year with £150,000 to £250,000 spend per site.    The role will be on a fixed term project by project basis.

 

You will be expected to act as Client representative liaising with 3rd party contractors, planning and licensing officials and all other parties involved.   The workload will be refurbishment and fit-out and may include bid preparation, tenders, contract and cost negotiation.    You will also be expected to put procedures in place, arrange sub-contractor packages and manage construction works from cradle to grave.

 

The ideal candidate will be either from another Service Provider or Fit-out construction firm with excellent  organisational, administrative & front-end client skills.   Candidates must have several years Project Management experience of dealing with construction projects

 

Other elements of the position include:

 

  • Provide leadership in identifying and specifying project opportunities and in delivering contractual commitments on secured projects.
  • Ensure that opportunities for the strategic development of projects are exploited to deliver increased turnover and profitability.
  • To deliver projects to completion on time and on budget and to the satisfaction of all parties, expectations to be exceeded wherever possible.
  • To identify, reduce and manage all risks (technical, statutory, health and safety, commercial or otherwise) associated with each and every project.
  • Ensure compliance with project management policies and procedures.
  • Company health and safety policy and process is effectively implemented across internal and subcontractors activities and are regularly reviewed on each and every project. This will include the timely delivery of a Health and Safety file for the works and full compliance with regulations.
  • To build strong relationships with subcontractors, in particular preferred suppliers, to ensure cost effective solutions which meet our quality expectations and can be delivered to clients whilst managing the risk and ensuring back to back terms and conditions.
  • Working with other operational managers to ensure the collaborative development of the projects business with effective team working and support of colleagues.
  • Development of project financial plans for revenue and profit delivery.
  • Maximise profit through cost reductions and better buying of subcontractor services.
  • Ensure appropriate control systems to ensure statutory, policy and contractual commitments are met.

 

A competitive fixed fee on a project by project basis is on offer and this can be negotiated.

With more than 20 years history, Baa Bar is a “name” in licensed retail in the North West. We operate 9 sites in the North West and Midlands and have challenging future expansion plans.

We are looking for, a ‘COMMERCIAL PROPERTY SCOUT’ to help us with Baa Bar’s roll-out plans. Our target is to acquire two additional Baa Bar sites by 2012.  

Essential… 

  • A proven track record in commercial property, and sales, 
  • A full driving license
  • A list of contacts within the commercial property sector

The target cities for sites (in order of preference): Leeds, Sheffield, Liverpool, Manchester, Birmingham.

  • Thorough methodology in the hunt across the cities for the right sites
  • Excellent relationships with property agents, third parties and direct proprietors to identify new sites
  • Shortlisting potential sites for board approval.
